Dealing with Difficult Tenants – A Toolkit for Landlords’

Provided in partnership with Landlord Accreditation Scotland and the Safedeposits Scotland Charitable Trust the aim of these online sessions is to support landlords deal with conflict that can arise during a tenancy.

Being a landlord requires many skills, some of which are more straight forward than others. Dealing with difficult situations that can occur during a tenancy is less straightforward and can be a challenge for landlords who are often managing this on their own. We will look at how matters can escalate and examine how skills and techniques used in mediation can be of real help.

To cover the topic in full, we have created two courses each with two sessions.

The first course Conflict & Communication helps us recognise why conflict arises and the second Time for Solutions goes on to help us manage conflict that we couldn’t prevent.

Whilst each course can stand alone, the second course builds on concepts introduced in the first so we strongly recommend you attend both.

Conflict & Communication

Session 1: Why tenant issues escalate: Understanding conflict (1 hour)
Understand how conflict can arise and why it can escalate.

Session 2: Communicating with tenants: Preventing and reducing tension (1 hour)
Find out how active listening skills can help you avoid conflict or prevent it from escalating and explore the benefits of different types of communications.

Time for Solutions

Session 1 Moving past stalemates: What tenants say vs. what they need (1 hour)
Learn how to use questioning skills to get away from entrenched positions and identify underlying interests and needs.

Session 2 : Win–Win solutions: Practical problem solving with tenants (1 hour)
Understand how a variety of problem-solving techniques including reframing can help you reach workable solutions.

Having completed both courses , you will be able to:
• recognise situations where conflict could arise
• use mediation tools to de-escalate and resolve conflict
• understand how to access mediation should you need to.

You may not be experiencing this situation at present, but attending will ensure you have the skills needed should it arise in the future.
